Do you go to the site? If so, when?

Yes, almost all projects require measurements at the site.In order to schedule we do require a signed estimate and deposit. We will coordinate with either the homeowner or the direct client/contact to determine the date and time.

How long does the measuring take?

The time on site depends on the size of the property and the scope of work needed. Most site visits can be completed within the same day.

We utilize the latest software to register and clean the point cloud data we have gathered during our site visit. This process provides us with an accurate scale model of your building for our team to reference when producing your requested documentation.

Why is post processing essential?

Post processing is essential because it is the process for the transfer of data from real world physical conditions, to full construction drawings and 3D modeling. 

Obtaining point cloud data from a site allows us to provide additional documentation at a later date, saving you time and money on your project.

  • Dimensions utilizes Autodesk Software to create your projects as quickly and precisely as possible. 
  • We use both Revit and Autocad extensively. 

What type of files should I expect?

  • Files are delivered in .dwg, .rvt, and .pdf depending on your company’s needs.
  • If you are interested in a different file type, our team will do it’s best to help you. 

Are sheet sets always included?

  • Yes, sheet sets are always a part of our documentation process.

Types of Plans

Floor Plans

Basic layout of the walls, windows, doors, fixtures, and plumbing.

Interior Elevations

Starting at the finished floor elevation and stopping at the ceiling, interior elevations show individual walls in specific rooms.

Exterior Elevations

Provides key information about the building heights – overall roof height, windows, doors, decks, etc.

RCP (Reflected Ceiling Plan)

It is referred to as a reflected ceiling plan since it is drawn to display a view of the ceiling as if it was reflected onto a mirror on the floor.

Roof Plans

Vital part of the planning stage for any new roof construction, and also for any renovation, repair or extension work being performed on an existing roof.

Building Sections

A cut from the foundation through roof. Includes walls, windows, doors, floors, ceilings, and observable major structural elements only.

Electrical Plans

Information about power, lighting, and communication for an engineering or architectural project. This is the existing conditions of the electricity.

Basic Site Plans

Location of the house within an approximate property boundary. Highly detailed site plans are also available.

Why do I need as-builts?

As-builts are important because they provide a foundation to the drawing design process. In order to take an existing space and turn it into something grander, you need to know how the current space functions. Layout and structural elements of today impact design and creativity of tomorrow. As the design process timeline elapses, the return to existing drawings is constant. It leaves the team of engineers, designers, and architects with a place to revisit the existing buildings’ form with a purpose to improve flow, function and costs.

What are as-builts?

In simplest terms, as-builts are the existing conditions for anything that you can see. In the Architectural, Engineering, and Construction industry, as-builts are the existing or current conditions of a site, building, or construction phase. Architects, designers, and engineers need as-builts to manipulate structures that currently exist. In towns that were established well before computers played a key role in society, buildings that were constructed are in need of changes. These changes may be cosmetic, structural or both. In any case, as-built conditions must be reproduced as structures were built prior to the digital age.

How do as-built drawings help?

As-built drawings help in many ways.

Communication - it starts a design conversation between the client and the architect, the client and the engineer, and/or the client and the designer.

Design platform - providing designs through inspirations and years of experience is a natural and trained ability that architects, designers, and engineers have. However, the ability to create designs based on what already exists is a much more difficult process. Any artist needs a canvas to put their inspirations to work. In this industry a canvas are existing conditions or as-builts of a building.

Does building and safety require as-built drawings?

On some level, it is required to have as-built drawings to discuss what your plan is for a specific property. Any municipality loves to discuss things they can better see and this is best discussed through visualizations. In addition, when you alter a building, it is essential to show what is existing. As-built drawings can be used to discuss options for what to do with the property in question. Plan check can be much more difficult without showing the plan checker the existing conditions of a property.

Do these plans help with Building and Safety discussion?

As these plans are never to be used for engineering, construction, or building and safety approval, they can be utilized for discussion with clients and building and safety.
