Simply put, as-builts document the existing conditions of anything visible. In the Architectural, Engineering, and Construction (AEC) industry, as-builts are a set of computer-aided drawings and documentation that capture the current conditions of a site, building, or construction phase.
As-builts serve as a foundational element in the development process, providing a "blank slate" for architects, designers, and other stakeholders. They facilitate communication, provide a basis on which construction documentation is generated, and ensure compliance with local authorities' mandates before beginning construction or alterations.
As-builts are usually requested by project stakeholders such as architects, designers, engineers, contractors, builders, real estate agents, consultants, and owners during renovations or alterations. While all stakeholders utilize as-builts during different phases of development, architects are often the ones who initiate this conversation with the property owner.
Architects, designers, engineers, owners, and other stakeholders typically need as-builts in two main scenarios: 1) when planning interventions on existing structures (alterations, remodeling, adaptive reuse, tenant improvements) and 2) to meet compliance mandates that require architectural documentation, such as floor plans.
Local authorities typically require comprehensive information about existing conditions. Metropolitan areas often have more stringent requirements compared to rural areas, though these can vary geographically. If historical as-built documentation is absent or outdated, local authorities are likely to request updated as-builts to accurately assess modification, alteration, or demolition requests. Without current drawings, securing permits can be difficult or even impossible.
